A vacant home has two security problems. Someone may enter when nobody should be there, and a damaging property condition may develop with nobody present to notice it.

That is why a vacant-home checklist should cover more than locks. It needs doors and windows, lighting and visibility, smoke and water, temperature and power, connectivity and local response. Remote sensors can shorten the time between a change and your first action, but they do not replace physical maintenance, professional installation, insurance requirements, or emergency services.

Use this checklist for a seasonal home, property between tenants, student rental during a break, home listed for sale, or personally operated vacation rental during an empty period.

1. Document the vacant home before you leave

Walk every level and photograph its normal condition. Record the location of the main water shutoff, electrical panel, heating controls, fire extinguishers, alarms, gateway, router, and equipment that a helper may need.

Write a short property-response sheet with:

  • The exact property address and access instructions.
  • Owner, local helper, plumber, HVAC, electrician, alarm, and insurance contacts.
  • Water, gas, and electrical shutoff locations.
  • Sensor and gateway locations.
  • Known hazards and systems that must not be switched off.
  • The escalation order for non-emergency and emergency conditions.

Store that information securely and share only what each helper needs. Do not put door codes, passwords, or security details into an ordinary marketing email or public note.

2. Secure doors, windows, garages, and outbuildings

Close and lock each entry point, including less-obvious basement windows, connecting garage doors, balcony doors, sheds, and utility rooms. Check that frames, latches, strike plates, and tracks are in good condition.

CISA’s home-security guidance recommends appropriate locking devices, maintained exterior lighting, controlled keys or entry codes, and trimmed foliage that does not create hiding places or block views.

Door and window sensors add awareness after the physical work is done. During confirmed vacancy, an open event can trigger an immediate alert. Add a sustained-open rule for a cleaner or contractor who is expected to enter but may accidentally leave a door unsecured.

CHIRP does not currently market smart-lock control as a verified consumer feature. Use properly installed physical locks and the lock manufacturer’s supported management system rather than assuming a generic integration exists.

3. Make the property look maintained, not staged

Stop mail and parcel accumulation, arrange snow or lawn service, remove advertising material, and maintain exterior lighting. Timed or remotely controlled compatible lights can vary occupancy cues, but predictable automation is not a substitute for a real person checking storm damage, forced entry, or visible maintenance issues.

Avoid posting vacancy dates publicly. Give service providers the minimum schedule and access they need.

4. Monitor entry without surveilling lawful occupants

Use vacancy mode only when the property is actually supposed to be empty. A door opening, motion event, or utility change has different meaning when a guest, tenant, cleaner, or contractor is authorized to be there.

Create schedules and temporary access for each property. A nearby friend should be able to see the home they support without gaining visibility into every other home in your account.

Indoor cameras are not appropriate for occupied rentals and may be prohibited by platform policy or law. For exterior cameras, follow placement, disclosure, privacy, and local legal requirements. 5. Turn water leak monitoring into water control

Place point leak sensors at likely sources and low points. For a remote property, pair detection with a professionally installed compatible valve when appropriate. The response should send the close command, alert the owner, confirm valve state, and escalate if the command fails.

If the property’s heating, suppression, well, irrigation, or other system depends on water, a plumber must design the correct shutoff scope. Never improvise a whole-home valve installation around safety-critical systems.

Also watch flow or meter use during vacancy. An unexpected pattern can reveal a slow leak, running fixture, unauthorized use, or a schedule that was never turned off.

6. Protect against smoke and fire while nobody can hear the beep

The U.S. Fire Administration recommends working smoke alarms inside and outside sleeping areas and on every level, monthly testing, and replacement of alarms when they reach 10 years from manufacture. Local codes and the fire marshal determine the exact requirements for your property.

An ordinary audible alarm protects people close enough to hear it. A compatible connected detector can add a remote alert, but it must supplement—not replace—code-compliant life-safety alarms, inspection, and maintenance.

Choose a device with a documented battery or power model. Some standalone smoke alarms use sealed 10-year batteries, while a typical LoRaWAN environmental sensor may run two to five years. Do not transfer one product’s life claim to another device category.

7. Set freeze, heat, humidity, and power rules

Put environmental sensors where the risk lives, not only beside the thermostat. A pipe on an exterior wall, basement corner, or detached pump house may be much colder than the central room.

Create separate warning and critical conditions. If a compatible thermostat command is available, an automation can request a safer setpoint and verify the result. Alert when the temperature keeps falling, the command fails, power disappears, or a sensor stops reporting.

Use HVAC and plumbing professionals to choose safe thresholds and seasonal settings.

8. Monitor utilities and mechanical systems

Record baseline water, gas, and electricity behavior before the vacancy. A compatible meter or pulse-reading device can show whether a supposedly quiet property is consuming resources.

Useful conditions include:

  • Sustained water flow during vacancy.
  • Unexpected energy use outside the heating plan.
  • Loss of power or equipment heartbeat.
  • Sump level, pump activity, or high humidity.
  • Fuel or tank levels where an appropriate sensor is installed.

A reading is only useful when someone knows what to do with it. Define the alert recipient, acceptable delay, and local response before leaving.

9. Design for internet and power failure

Remote monitoring still needs a working connection from the property. Test what happens when the router restarts, the small sensor hub loses internet, mains power fails, or a sensor battery becomes low.

Consider appropriate backup power for the router and sensor hub, but account for safe runtime, temperature, surge protection, and maintenance. Turn on “not heard from” alerts. A device that has reported nothing for a day should not remain visually green just because it sent no alarm.

10. Arrange a real local response

No automation can inspect broken glass, smell smoke, repair a pipe, or confirm a building is safe to enter. Choose a trusted local person and decide what they may do.

For an apparent fire, break-in in progress, gas condition, or life-safety emergency, contact emergency services rather than sending an untrained friend into danger. For maintenance, give the helper scoped property access and a clear professional contact.

Test the entire response before the vacancy: sensor, phone alert, automatic action, what happens if the device does not respond, and who will help locally. Repeat tests periodically and after changing a device, router, schedule, or helper.

The final vacant home security check

Before departure, confirm:

  • Physical doors, windows, garage, outbuildings, and keys are secured.
  • Mail, deliveries, lighting, landscaping, and snow plans are active.
  • Leak, smoke, temperature, entry, power, and utility devices report normally.
  • Compatible valves or controls have been professionally installed and tested.
  • Vacancy schedules and expected visitors are correct.
  • Low-battery and loss-of-contact alerts are enabled.
  • The local response sheet and emergency boundary are current.
  • Insurance, lease, platform, HOA, and legal requirements are satisfied.

The point of remote monitoring is not to watch an empty house all day. It is to let the property surface a meaningful change, take the safe first action available, and bring the right person into the response.
